This week, I’m providing a checklist for every agent planning a new listing’s marketing. This is a simple way to ensure that you cover all the digital marketing basics when trying to sell a property. Digital Marketing Checklist for New Listings
According to the NAR, 97% of buyers start their home search online. You cannot skip digital marketing or forego an online presence to remain competitive in your farm area. You need to make sure that you are easy to find online, that your listing is appropriately described and marketed, and that you can reach as many potential buyers as possible. Here is a checklist to help you cover all the angles when marketing a new listing.
Before Marketing Your Listing Online
- Ensure that all parties sign the Broker Listing Agreement
- Ensure the Seller completes the Seller Disclosure Letter
- Complete any legally required disclosures in your area
- Confirm any neighborhood or condo association rules and restrictions, including parking for showings
- Confirm showing instructions with Seller (such as no weekend showings, etc.)
- Bring in a staging consultant (if needed)
- Order and install your yard sign
- Get key and alarm instructions from the Seller
- Install lockbox (if needed)
- Order professional photography for the property
- If needed, order brochures
- Order a virtual tour
- Submit all Listing paperwork to the Broker
- Spend time creating an exciting property description
- Input the listing into the MLS
- Share the MLS listing with the Seller

- Post the listing on your personal and company website
- Create a video walkthrough tour or order a professional video tour
- Design and order postcards, flyers, and brochures to share online and in print
- Post the listing on Facebook
- Post the listing on Instagram
- Share the listing on Twitter
- Post the listing on LinkedIn (especially if your farm area’s population is growing)
- Request online reviews from previous clients
- Use professional photography to create an ad on Facebook
- Add listing to Zillow
- Update your Trulia profile
- Upload photos to your Google Business Profile
- Send an email campaign to warm leads about your listing
- Add the listing to Open House Signups
- Add the listing to Showcase Homes
- Post the listing to Realtor.com
- Add the listing to PropertyShark
- Add the listing to Redfin
- Design social media posts around your branding and share them on Facebook and Instagram
- Schedule a virtual open house
- Reach out to past clients through email for referrals
