Why are seller listing leads so important?

Real estate agents highly covet seller leads. Buyer leads are great, but if you don’t have a buyer’s listing agreement, you could lose your client and, unfortunately, your commission.

However, If you work hard to land a selling lead, you’re guaranteed a commission if the property sells. You’ll want to put in this work to be a successful, consistent, and established agent someday!

How to get your first real estate listing

Now that you understand why seller leads are so important, how can you land your first listing? We’ve compiled a list of four ways to get going and on your way to successfully landing and closing your first real estate listing:

Network

This may seem obvious, but building a solid network of connections will be your first attack plan. Go through your contacts and start making phone calls and sending texts! Talk about where people are living, if they plan on moving, or if they know anyone that is.

Not all connections will bear fruit right away, but you never know down the line. Have patience with the process, and understand that it will take time. In addition, remember to follow up with your contacts! Make a spreadsheet if that will help you stay organized.

Cold outreach

Cold outreach is a bit more daunting than reaching out to your contacts—it’s one of the most challenging ways to get listings. Don’t get discouraged, and remember that hard work pays off! Go through expired and cancelled listings, and start calling once you’ve researched a property. Be prepared for seller rebuttals, and practice with an expired listing script or cold calling script, if it’ll help you feel more prepared.

If you find an interested seller, make it a point to schedule a face-to-face meeting as soon as possible. This will help you establish rapport and a relationship with your potential new listing client!

Use social media

You likely know and use the power of social media in your everyday life. Why not harness this tool to acquire a seller listing?

Paint yourself as an expert on all things real estate through various social media channels. Sellers want a real estate agent who inspires confidence and is knowledgeable, so you have a good chance of attracting a seller on the hunt for an agent through social media.

Invest in your brand

If you have not thought much about how you want your brand and business portrayed, the time to start is now! Invest in yourself with high-quality marketing materials and a sleek, user-friendly website. Build a list of contacts to send email blasts. It can be a slow process, but it will pay off tenfold.
